As Singapore faces structural constraints on land availability and power capacity, Vietnam has emerged as a critical alternative for hyperscalers seeking scalable expansion in Southeast Asia. Vietnam combines strong demand fundamentals with improving infrastructure, competitive power economics, and proximity to regional connectivity hubs.

According to industry estimates, Vietnam’s current data center capacity stands at approximately 540MW, with an additional 700MW of new demand expected over the next three years, driven by cloud adoption, AI workloads, enterprise digitization, and regional spillover demand.

Despite these fundamentals, Vietnam remains significantly underpenetrated. International operators have largely stayed on the sidelines, resulting in a fragmented market dominated by local players and creating a compelling opportunity for well-capitalized, execution-driven platforms. Relative to neighboring markets, Vietnam continues to lag materially in data center supply, even as demand growth outpaces regional averages.
